外资建筑公司代表处（BUJKA）
BUJKA是依法设立并在外国注册的企业实体在印度尼西亚设立的代表处，其地位等同于从事建筑服务的有限责任公司。
Badan Usaha Jasa Konstruksi Asing/Foreign Construction Company Representative Office (BUJKA) is a business entity established under the law and domiciled in a foreign country, having a representative office in Indonesia, and is equal to a Limited Liability Company engaged in construction services.
BUJKA的营业范围为：BUJKA Business Field Qualifications:
 建筑服务 Construction Services；
 建筑规划和监督服务Construction Planning and Supervision Services；
 综合性建筑服务Integrated Construction Services
BUJKA需持有大型企业资质（即B2资质），且有在高风险性、高技术性和高成本类的建筑项目的工作经验。BUJKA must have a large qualification and has experienced working on construction projects with high risk, high cost and high technology.
设立BUJKA的条件如下The requirements for the establishment of BUJKA are as follows :
 BUJKS需在母公司所属国家办理建筑服务资格证和建筑行业许可证，上述资格证和许可证需等同于印度尼西亚相等水平（即B2 资质）。
BUJKA must have a construction service certificate and construction business permit issued by an authorized institution from its country of origin which convey equal quality in Indonesia.
 工作经验 Experience :

建筑施工和综合性建筑服务 Implementation and Integrated Construction Services： 

曾施工过的建筑项目价值最高为833.3亿印尼盾（约合人民币4千万元）或在10年内施工的项目的价值累计为250亿印尼盾（约合人民币1千万元）。
Must have had work experience with the highest value of Rp. 83.330.000.000,- (eighty three billion three hundred thirty million Rupiah) or several experiences with cumulative value of at least Rp. 250.000.000.000,- (two hundred and fifty billion Rupiah) obtained over a period of 10 years.

建筑规划和监督Construction Planner and Supervisor：
若提供建筑规划和监督服务，BUJKA在10年内施工的项目的价值累计为25亿印尼盾（约合人民币1百万元）。
For the classification of construction planner and supervisor services, BUJKA must have experienced carrying out work with cumulative value of at least Rp. 2.500.000.000 (two billion five hundred million Rupiah) obtained within 10 years.
 在印度尼西亚承建建筑项目的首要前提是在印度尼西亚本地有一个当地的建筑公司作为合作伙伴。换言之，BUJKA只能通过和当地建筑公司联合作业进行建筑项目施工。
One of the main prerequisites of delivering construction projects in Indonesia is that a BUJKA must have a local construction company as its partner. In other words, it can only carry out construction projects through joint operations with local BUJK.
联合作业指的是一个BUJKA和一至多个印尼本地建筑公司之间临时建立的用以处理一个或若干个建筑作业的商业合作，这种合作不可认为是依据印度尼西亚法律设立的新的法人。
Joint operation is a business collaboration between one BUJKA and one or more local BUJK, temporarily formed to handle one or several construction works and is not considered a new legal entity based on Indonesian legislation.
BUJKA和印尼本地建筑公司之间的联合作业需覆盖整个建设项目国内部分价值的50%以上（由BUJKA或印尼本地建筑公司承建）或由印尼本地建筑公司承建整个建设项目国内部分价值的30%以上。
The joint operation between BUJKA and BUJK shall carry out at least 50% of the value of the whole construction project domestically (either by the BUJKA or BUJK) and at least 30% of the Project Value domestically by the BUJK
而且，BUJKA有义务在联合作业中将其知识传授给印尼雇员。BUJKA应编写知识传授计划，并由指定的印尼雇员编写说明证明确实有进行知识传授，计划和说明需交给公共工程部部长。
Furthermore, BUJKA is obliged to transfer its knowledge to the Indonesian employees in the joint operation. BUJKA shall produce a transfer of knowledge plan and a statement issued by appointed Indonesian employee confirming that such transfer knowledge indeed has occurred, both of which must be submitted to the Minister of Public Works.
依据《第10/PRT/M/2014号印度尼西亚公共工程部长条例：外资建筑公司许可证授予指南》，进行联合作业的印尼本地建筑公司的条件如下：
Based on the Regulation of the Minister of Public Works of the Republic of Indonesia Number: 10/PRT/M/2014 concerning Guidelines for the Requirement of Granting Permit for Representatives of Foreign Construction Business Entities, the terms and conditions for an Indonesian local partner to be qualified to enter the joint operation are as follows:
 为有限责任公司Being in the form of a Limited Liability Company；
 100%由印尼自然人、印尼政府、地方政府、私营企业、国有企业和/或地方企业控股
Having 100% of its shares owned by individuals Indonesian, State of the Republic of Indonesia, Regional Government, BUMS, BUMN, and / or BUMD
 持有大型企业资质的营业执照（详见：印尼投资系列 | 建筑业资质）
Holding a Business Entity Certificate (SBU) with a B business qualification (to know about the business qualification please look at our previous article “Business Qualification of Construction in Indonesia”) ; and
 持有建筑服务营业执照（IUJK）

Holding a Construction Services Business License (IUJK)
